Owner statements a property manager can actually explain

The Challenge

Can an owner payout be explained from the records? Money collected for a property owner, fees earned by a manager and cash paid to the owner answer different questions. A useful statement makes the company, period and source of each figure clear.

Go Time uses a fictional teaching portfolio. Its property owner and management company have separate books. The walkthrough asks the presenter to trace a result, investigate an expense and explain the reporting scope.

Our Solution

January 2024 starts with no owner balance. The saved statement shows $1,750 collected, $120 of owner expenses, a $140 management fee and a $990 owner distribution, leaving $500 retained. The source collection has a stable reference and related posted records.

July provides an exception to investigate. The statement shows $5,500 collected and $2,485 of expenses, including $85 of landscaping and a $2,400 HVAC example. After a $440 fee and $2,575 distribution, the owner balance remains $500. These amounts are fictional scenario assumptions.

A report must name its entity and period. Combining the owner and manager views retains both sides of internal fees; it is not an eliminated consolidation. The presentation should distinguish that scope from the monthly owner statement.

Results

The local rehearsal inspects finalized January and July statements, a January source record and the existing FY2025/FY2024 combining report. The saved statement hashes remain unchanged, and a lessor-only company context is denied access to the manager statement. Desktop and mobile captures are retained privately for review.

No labor saving, customer outcome or production trust-account compliance result is claimed. Accounting/report-scope review, client-detail review and a separate restricted-user pass remain acceptance gates. Connect on LinkedIn to compare the evidence used to explain an owner statement.
